Residential Site Park Rules

A residential site cannot have park rules if they have not deposited the rules first with the local authority.  If they are not shown below then no rules have been deposited.

The following rules of occupation are for the good management of Mobile Home Parks and the benefit of all who use them.

Where Agreements for the occupation of Mobile Home pitches are entered into. these rules form part of the Agreement.

1. Only Mobile Homes of proprietary manufacture which conform to the definitions contained in the Caravan Sites and Control of Development Act 1960, the Caravan Sites Act 1968 and the Mobile Home Act 1983 are accepted.

2. Mobile Homes must be kept in sound and clean condition, decoration and external colour must be maintained to the satisfaction of the Site Owner. Wheels must not be removed, nor the Mobile Home repositioned without permission. No external alteration of or addition to the Mobile Home or pitch Is permitted without the prior approval of the Site Owner.

3. The Occupier is responsible for the cleanliness of the Pitch. Also the area underneath the Mobile Home must be kept clear.

4. The Mobile Home may be used by the Occupier and members of his permanent household and bona fide guests only (and In any event for the occupation of such number of persons as shall not exceed the specified number of berths). No subletting or renting is permitted by the occupier.

5. Occupiers are responsible for ensuring that electrical and gas Installations and appliances comply at all times with the requirements of the Institution of Electrical Engineers and/ or other appropriate Authorities,

6. The Occupier must not permit waste water from sinks/toilets or appliances to be discharged onto the ground. Where water in not separately metered or rated the use of hoses is restricted to a minimum except in the case of fire. Those unable to lift buckets or watering cans may use a hose for watering etc.

7. The Occupier is responsible that all household refuse is deposited in approved containers which must not be overfilled.

8. Musical instruments, record players, radios, TVs, other appliances and motor vehicles must not be used to cause nuisance to other residents, especially between the hours of 10.30p.m. and 8 a.m.

9. All vehicles must be driven carefully on the park not exceeding the speed limit of FIVE M.P.H. using the one way system. Vehicles must keep to authorised parking spaces and to the roads, which must not be obstructed. Vehicles must be taxed and Insured as required by law and drivers must hold a current driving license and insurance. Disused vehicles must be removed from the park. The prior written approval of the Site Owner must be obtained before parking commercial vehicles. Vehicles parked on site must be provided with hard
standing by the Resident vehicle owner. Visitor parking must not be used as permanent spaces for resident’s 2nd vehicles without written permission from the Site Owner.

10. Storage Sheds, fuel bunkers or other structures are only permitted with the approval of the Site Owner and where permitted must be of a design and size approved by the Site Owner and constructed of a non-combustible material.

11. Private gardens where permitted, must be kept neat and tidy. The planting of trees and shrubs is subject to the Site Owner’s prior approval of types and position. Trees and shrubs may not be cut down, removed or damaged and gardens will be left intact when the Occupier vacates the pitch.

12. Washing lines are to be reasonably screened from public view. wherever possible.

13. Pets, where permitted at the Site Owner’s discretion. must be kept under proper control and not allowed to foul any areas of the Park. Dogs must be kept on short leashes at all times to ensure they are under the owner’s control. In the Interest of quiet enjoyment of the park persistent barking of dogs may result in permission for them to reside on the park being revoked.

14. The Occupier is responsible for the conduct of visiting children in his/ her custody and of visitors. No children are to reside on the park.

15. It is forbidden to carry offensive weapons, or other objects likely to cause offence on the park, or to interfere with or disturb any flora or fauna on the park.

16. Everyone using the park Is required to comply with the regulations of the Site License which is displayed on the Information board, water authority or any other Statutory Authority.

17. Access is not permitted to vacant pitches. Building materials or other plant must be left undisturbed.

18. No commercial enterprise or business activities may take place on the Park without the prior permission of the Site Owner.

19. Only l for sale board may be displayed by residents with homes for sale.

20. The park Is for residents aged 45 & over. Nobody under 45 can have permanent residency.

21. Motorhomes, caravans and commercial vehicles may not be permentantly kept on the park. They may be parked on private parking spaces for a reasonable length of time for loading and unloading between use.

22. Where there are coded entrance gates to the park residents must not give the code to visitors or tradesmen. The telephone entry system Is to be used for all non-residents entry.

23. Larger open style bird feeders are not permitted due to them encouraging larger breeds of birds at early hours and various other vermin such as rats, which cause both nuisance and health and safety Issues. Small caged feeders are permitted.

24. Under no circumstances will the site owner make good or accept responsibility or liability in respect of damage, theft or loss of any vehicle or other property. In the mobile home or left on any other area of the park by the occupier or their family or guests. Occupiers are responsible for insuring their homes and providing evidence of this at every annual RPI review.

25. All Pitch Fees are to be paid by monthly standing order.

26. All homes may be sold or gifted using the forms under the terms of the Mobile Homes Act 2013.

Preface

In these rules:

  • occupier” means anyone who occupies a park home, whether under an Agreemen1 to which the Mobile Homes Ad 1983 applies or under a tenancy or any other agreement
  • “you” end ”your” refers to the homeowner or other occupier of a park home
  • “we” and “our” refers to the park owner.

These rules are in place to ensure acceptable standards are maintained on the park, which will be of general benefit to occupiers, and to promote and maintain community cohesion. They form part of the Agreement by which homeowners occupy the pitch In accordance with the Mobile Homes Act 1983, as amended.

With one exception the rules also apply to any occupiers of park homes who rent their home.

The only rule which does not apply to occupiers who rent their home is rule 30 about the colour of the exterior of the home, as someone renting their home would not be responsible for exterior maintenance.

Condition of the Pitch

1. For reasons of ventilation and safety you must keep the underneath of your home clear and not use it as a storage space,

2. You must not erect fences or other means of enclosure unless you have obtained our approval (which will not be unreasonably withheld). You must position fences and any other means of enclosure so as to comply with the park’s site licence conditions and fire safety requirements.

3. You must not have external fires, Including incinerators.

4. You must not keep inflammable substances on the park except in quantities reasonable far domestic use.

5. You must not keep explosive substances on the park.

6. You must not have more than one storage shed and/or garage on the pitch. Where you source the shed/garage yourself the design standard size of the shed/garage must be approved by us in writing (approval will not be withheld unreasonably). You must position the shed/garage so as to comply with the park’s site licence and fire safety requirements. The footprint of a shed shall not exceed 80 sq.ft. The footprint of a garage must not exceed 200 sq.ft.

7.You must not have any storage receptacle on the pitch other than the shed or garage mentioned in rule 6.

8. You must ensure that any structure erected in the separation space between park homes is of non-combustible construction and positioned so as to comply with the park’s site licence conditions and fire safety requirements.

Refuse

9. You are responsible for the disposal of all household, recyclable and garden waste in approved containers through the local authority service. You must not overfill containers and must place them in the approved position for the local authority collections.

10. You must not deposit any waste or unroadworthy vehicles on any part or the park (including any individual pitch).

Business Activities

11. You must not use the park home, the pitch or the park (or any part of the park) for any business purpose, and you must not use the park home or the pitch for the storage of stock, plant, machinery or equipment used or last used for any business purpose. However, you are at liberty to work individually from home by carrying out any office work of a type which does not create a nuisance to other occupiers and does not involve other staff, other workers, customers or members of the public calling at the park home or the park.

Age of Occupants

12. No person under the age of 55 years may reside in a park home, with the exception of the park owner and their family, the park warden, etc.

Noise Nuisance

13. You must not use musical instruments, all forms of recorded music players, radios and other similar appliances and motor vehicles so as to cause a nuisance to other occupiers, especially between the hours of 10.30pm and 8.00am.

14. You must not keep any pets or animals except the following:

  • Not more than 1 domestic cat. You must keep any cat under proper control and must not permit it to frighten other users of the park, or to despoil the park.
  • Not more than 2 budgerigars which you must keep within the park home

Note

The express terms of a homeowner’s agreement contain an undertaking on the part of the homeowner not to allow anything which is or becomes a nuisance, inconvenience or disturbance to other occupiers at the park and this undertaking extends to the behaviour of pets and animals. A similar requirement not to cause a nuisance applies to tenants and again this includes the behaviour of pets and animals.

Rule 14 does not apply to pets owned by the park owner and their family, the park warden, etc.

15. Nothing in rule 14 of these Park Rules prevents you from keeping an assistance dog if this Is required to support your disability and Assistance Dogs UK or any successor body has issued you with an Identification Book or other appropriate evidence.

Water

16. Where water Is not separately metered at the park home or not separately charged you must not use hoses, except in case of fire.

17. You must only use fire point hoses in case of fire.

18. You must protect all external water pipes from potential frost damage.

Vacant Pitches

19. You must not have access to vacant pitches and must not disturb building materials and plant.

Vehicles and parking

20. You must drive an vehicles on the park carefully and within the displayed speed limit.

21. You must not park more than 2 vehicles on the park.

22. You must not park on the roads or grass verges_

23. You must not park anywhere except in the permitted parking spaces.

24. You must not park commercial vehicles of any sort, including light commercial or light goods vehicles as described in the vehicle taxation legislation on the park, with the exceptions of commercial vehicles operated by the park owner and their family, the park warden, etc. This also applies to motorhomes.

25. You must hold a current driving licence and be insured to drive any vehicle on the park. You must also ensure that any vehicle you drive on the park is taxed in accordance with the requirements of law and is in a roadworthy condition.

26. Disused or unroadworthy vehicles must not be kept anywhere on the park. We reserve the right to remove any vehicle which is apparently abandoned.

27. You must not carry out the following works or repairs on the park:

(a) major vehicle repairs involving dismantling of part(s) of the engine
(b) Works which involve 1he removal of oil or other fuels.

Fire Precautions

28. You are recommended to have in your park home a tire extinguisher and fire blanket conforming to the relevant British Standard.

Weapons

29. You must not use guns, firearms and offensive weapons (including crossbows) on the park and you must only keep them if you hold an appropriate licence.

External Decoration

30. Homeowners must maintain the outside of their park home in a clean and tidy condition. Where the exterior is repainted or recovered homeowners must use reasonable endeavours not to depart from the original exterior colour scheme.

  • no occupier who is in occupation on that date will be treated as being in breach due to circumstances which were in existence on that date and which would not have been a breach of the rules in existence before that date.

These rules also apply (for so long as they live on the park) to the park owner and any employees, with the exception of the following rules 13, 15 and 24.

The Park Owner does not accept any liability whatsoever for loss or damage to any property of the Homeowner, including the park home, their family or any visitor to the park.

Condition of the Pitch

1. For reasons of ventilation and safety you must keep the underneath of your home clear and not use it as a storage space.

2. You must not erect fences or other means of enclosure unless you have obtained our approval (which will not be unreasonably withheld or delayed). You must position the fences and any other means of enclosure so as to comply with the park’s site licence conditions and fire safety requirements and to a maximum of 1 m in height. Park boundary hedges and or fences must not be interfered with and no unauthorised entrances to the park are permitted.

3. Trees and Shrubs and other planting must not be permitted to grow to a size or shape to in1erfere with a neighbour’s pitch. Vegetables are not to be grown.

4. You must not have external fires, including use of incinerators.

5. You must not keep inflammable substances on the park except in quantities reasonable for domestic use.

6. You must not keep explosive substances on the park.

Storage

7. You must not have more that one storage shed on the pitch. Where you source the shed yourself the design, standard and size of the shed must be approved by us in writing (approval will not be withheld unreasonably). You must position the shed so as to comply with the park’s site licence and fire safety requirements. The footprint of the shed shall not exceed 48ft2 or 4.47m2.
8. You must not have any storage receptacle on the pitch other than the shed referred to in rule 7 and any receptacle for the storage of domestic waste pending collection by the local authority.
9. You must ensure that any structure erected in the separation space between park homes Is of non-combustible construction and positioned so as to comply with the park’s site licence conditions and fire safety requirements. The separation space is the space between your park home and any neighbouring home.

Refuse

10. You are responsible for the disposal of all household, recyclable and garden waste in approved containers through the local authority service. You must not overfill containers and must p1ace them in the approved position for the local authority collections.

11. You must not deposit any waste or rubbish other than in local authority approved containers on any part of the park {including any individual pitch).

Business Activites

12. You must not use the park home, the pitch or the park (or any part of the park) for any business purpose and you must not use the park home or the pitch for storage of stock, plant, machinery or equipment used or last used for any business purpose. However, you are at liberty to work individually from home by carrying out any office work of a type which does not create a nuisance to other occupiers and does not involve other staff, other workers, customers or members of the public calling at the park home or the park.

24. Other than for delivering goods and services, you must not park or allow parking of commercial vehicles of any sort including:

  • light commercial or light goods vehicles as described in the vehicle taxation legislation and;
  • vehicles intended for domestic use but derived from or adapted from such a commercial vehicle.

With the exceptions of commercial vehicles operated by the park owner, park manager and their family etc.

25. You must not park Boats, Camper Vans, Motorhomes, Touring Caravans or Trailers of any sort on the park.

26. You must hold a current driving licence and be insured to drive any vehicle which is your responsibility on the park. You must also ensure that any vehicle you drive on the park is taxed in accordance with the requirements of law and is In a roadworthy condition.

27. Disused or unroadworthy vehicles must not be kept anywhere on the park. We reserve the right to remove any vehicle which is apparently abandoned.

28. You must not carry out the following works or repairs on the park:

(a) major vehicle repairs involving dismantling of part(s) of the engine
(b) works which involve the removal of lubricants or fuel.

Weapons

29. You must not use or display guns, firearms and offensive weapons (including crossbows) on the park and you may only keep them on the pitch or in your home if you hold the appropriate licence, a copy of which should be provided to the park owners, and they are securely stored in accordance with that licence.

External Decoration

30. Homeowners must maintain the outside of their park. home in a clean and tidy condition. Where the exterior is repainted or recovered homeowners must use reasonable endeavours not to depart from the original exterior colour-scheme.

In these rules:-

  • Owner Occupier” means anyone who occupies a Park Home under an agreement-to which the Mobiles Home Act 1983 applies. “Tenant” means anyone who occupies a Park Home or caravan under the tenns of a Tenancy Agreement.
  • “You” and ”Your” refers to tM owner Occupier or Tenant of a park home.
  • “We” and “Our” refers to the Park Home owners L & K Saunders.

These rules are in place to ensure acceptable standards are maintained on the Park which wlll be of general benefit to occupiers and to promote and maintain community cohesion. They form part of the agreement by which homeowners occupy a pitch In accordance with the Mobile Homes Act 1983, as amended.

These rules apply to any Owner occupier or Tenant EXCEPT rules 1, 2, 3, and 8, which do not apply to Tenants.

None of these rules are to have retrospective effect. Accordingly:-

  • They are to apply only from the date on which they take effect, which is 19th January 2015.
  • No Owner Occupier or Tenant who Is In occupation on that date will be treated as being in breach due to circumstances which were in existence on that date and which would not have been a breach of the Rules in existence at that date.
  • These rules also apply (for as long as they live on the Park) to the Park Owner and any employees.

1. The Park Home must be kept In sound and clean condition: the original exterior decoration must be maintained. The Park Home must not be repositioned. No external alteration of _or addition to the Park Home or pitch is permitted without the prior approval of the owner (which will not unreasonably withheld).

2. The Owner Occupier is responsible for the cleanliness of the pitch.

3. The Owner Occupier is responsible for ensuring that both electrical and gas installations and appliances comply at all times with all statutory requirements.

4. The Park Home may be used by the Owner Occupier or Tenant and members of their permanent household and bona fide guests who stay for a short period of time only (and in any event for the occupation of such numbers of persons as shall not exceed the ‘specified number of berths). The Owner Occupier or Tenant shall not sublet, take in lodgers, or allow a tenancy to be created.

5. The Owner Occupier or Tenant must not permit waste water to be discharged onto the ground (this does not apply to reasonable washing and cleaning of cars).

6. The Owner Occupier or Tenant must not bring more than two vehicles on to this site (this does not Include visitors).

7. All vehicles must be driven carefully on the Park. You must hold a current driving licence and be Insured to drive any vehicle on the Park. You must also ensure that any vehicle you drive on the Park Is taxed In accordance with the requirements of law and is In a roadworthy condition.

8. If the Owner Occupier wishes to change the Mobile Park Home any alternative Park Home shall be purchased through the owners or their agents.

9. Other than for delivering goods and services you must not park or allow parking of commercial vehicles (save Class 1 vehicles used for work or leisure) on the Park.

10. Disused or unroadworthy vehicles must not be kept anywhere 0n the Park. We reserve the right to remove any vehicle which is apparently abandoned.

11. No dogs subject to the Dangerous Dogs Act l.991 are permitted.
All dogs must be kept on a lead when in the-park, and must not be allowed to despoil the park. Any animal faeces deposited in the park by your pet shall be cleared up at once by you and be disposed of appropriately.

12. Private gardens must be kept neat and tidy. The planting of trees, shrubs and the erection offences Is subject to the owner’s prior approval (which will not be unreasonably withheld). Trees shrubs and fences may not be cut down removed or damaged without the owner’s approval (which will not be unreasonably withheld). This also applies to the perimeter hedges and fences. Trees shrubs and fences must be left intact when the Owner Occupier or Tenant vacates the pitch or the tenancy ends.

13. No person under the age of 50 years may occupy a Park Home as Owner Occupier. No person under the age of 30 years may reside ln a Park Home as a Tenant.

14. All Owner Occupiers and Tenants are required to comply with the regulations of the Site Licence, Water Authority, and any other Statutory Authority.

RESIDENTIAL PARK RULES FOR ORCHARD VIEW PARK, VICTORIA RD, HERSTMONCEUX, EAST SUSSEX. BN27 4SY

Preface

In these rules:

  • “occupier” means anyone who occupies a park home, whether under an Agreement to which the Mobile
    Homes Act 1983 applies or under a tenancy or any other agreement.
  • “you” and “your” refers to the homeowner or other occupier ofa park home.
  • “we” and “ours” refers to the park owner.

These rules are in place to ensure acceptable standards are maintained on the park, which will be of general benefit to occupiers, and to promote and maintain community cohesion. They form part of the Agreement by which homeowners occupy the pitch in accordance with the Mobile Homes Act 1983, as amended.

With one exception the rules also apply to any occupiers of park homes who rent their home.

The one role which does not apply to occupiers who rent their home is rule 29 about the colour of the exterior of the home, as someone renting their home would not be responsible for the exterior maintenance.

None of these rules is to have retrospec1ive effect. Accordingly:

  • they are to apply from the date on which they take effect, which is 111 January 2015; end
  • no occupier who is in occupation on that date will be treated as being in breach due to circumstances which were in existence on that date end which would not have been a breach of the rules in existence before that date.

These roles also apply (for so long as they live on the park) to the park owner and my employees, with the exception of the following rules (12 and 14).

Fences or other means of enclosure must nol be erected unless they are Jess than 900mm in height (fare safety) and you have obtained our approval in writing (which will not be unreasonably withheld or delayed). You must position fences and any other means of enclosure so as to comply with the park’s site licence conditions and fire safety requirements.

3. External fires, including incinerators are prohibited although small barbeques are allowed.

4. You must not keep inflammable substances on the park except in quantities reasonable for domestic use.

5. You must not keep explosive substances on the park.

Storage

6. Not more than one storage shed is allowed on the pitch. Where you source the shed yourself the design, standard and size of the shed must be approved by us in writing (approval will not be withheld or delayed unreasonably). You must position the shed so as to comply with the park’s site licence and fire safety requirements.

7. You must not have any storage receptacle on the pitch other than the shed mentioned in rule 6 and any receptacle for the storage of domestic waste pending collection by the local authority.

8. You must ensure that any shed or other structure erected in the separation space between park homes is of non-combustible construction and positioned so as to comply with the park’s site licence conditions and fire safety requirements. the separation space is the space between your park home and any neighbouring home.

  • those animals (not dogs or cats of any kind) that are housed in a cage, aquarium or similar and remain at all times within your home.

Note

The express terms of a homeowner’s agreement contain an undertaking on the part of the homeowner not to allow anything which is or becomes a nuisance, inconvenience or disturbance to other occupiers at the park and this undertaking extends to the behaviour of pets and animals. A similar requirement not
to cause a nuisance applies to tenants and again this includes the behaviour of pets and animals.

Rule 14 does not apply to pets owned by the park owner and the park warden and their families who reside in the park home.

  • exceptions are made for commercial vehicles operated by the park owner and the park warden and their families who reside in the park home

24. Residents must not park any of the following of any sort on their pitch or anywhere on the park:

  • motor homes of any size
  • touring caravans of any size or description.
  • boats of any size or description.
  • trailer tents of any size or description
  • box trailers of any size or description

Exception is made when the park has facilities to store any of the above and a separate agreement is in place between you and the park owner.

25. You must hold a current driving licence and be insured to drive any vehicle on the park. You must also ensure that any vehicle you drive on the park is taxed in accordance with the requirements of the law and is in a roadworthy condition.

26. Disused or unroadworthy vehicles must no! be kept anywhere on the park. We reserve the right to
remove any vehicle which is apparently abandoned.

27. The following works or repairs must not be carried out on the park:

  • major vehicle repairs involving dismantling part{s) of the engine
  • works which involve the removal of oils or other fuels,

Weapons

28. You must not use or display guns, firearms and offensive weapons (including crossbows) on the park and you may only keep them on the pitch or in your home if you bold the appropriate licence and they are securely stored in accordance with that licence.

External Decoration

Homeowners must maintain the outside of their park home in a clean and tidy condition. Where the exterior is repainted or recovered homeowners must use reasonable endeavours not to depart from the original exterior colour scheme to far.

Red Lion Park, Hooe, East Sussex

  • The pitch fee is payable one month in advance by standing order on the first day of each month.
  • The pitch fee includes the provision of a mains water, drainage and electricity supply.
  • The residents are responsible for paying any community charge, council tax and all general rates applicable to his/her pitch.
  • The residents are to keep his/her pitch tidy.
  • The site owner is to keep the site maintained including cutting grass and tending gardens in communal areas.
  • The annual pitch fee shall be made on the 1st August each year.
  • No alterations) planting/ boundary changes/ communal hedge cutting / parking of trailers/ leaving of refuse bins outside individual plots shall be carried out without the express permission of the landlord

The following park rules are an integral part of the ‘Express Terms’ of the park home agreement. They are designed to ensure that acceptable standards are maintained on the park for the general benefit of occupiers.

1. RESTRICTIONS ON AGE OF RESIDENTS, USE OF HOME, KEEPING OF PETS

1.1 Each pitch is licensed by the Park Operator to the Occupier (“occupier”) for
residential use only and not for business use.

1.2 No home may be lent or sub-let.

1.3 Only adults (i.e. persons over 18 years of age) are permitted to live on the
Park, visiting friends and family may stay but not reside.

1.4 Dogs may not to be kept by occupiers. Dogs are not permitted anywhere on the Park, except on a temporary basis if owned by dally visitors, but must not be kept overnight. Dogs are not to be exercised or walked around any part of the Park beyond the confines of the occupier’s pitch. Outside of the home, dogs must be kept on a lead at all times and noise must be controlled.

1.5 Only one cat per park home is allowed.

2. The Park Home

2.1 No external structural alterations of the home are permitted without the prior explicit approval of the Park Operator.

2.2 No items may be placed under a home.

2.3 No home may be used to accommodate a number of persons in excess of the number of berths installed by the manufacturer of the home, except for a visiting child below the age of three accommodated in a cot.

2.4 The occupier may not re-paint the exterior of their home in a colour that is not approved by the Park Operator.

3. Use of Motor Vehicles, One-Way System, Speed Limit, Parking

3.1 All vehicles, including those of visitors, must be driven carefully, not exceeding the speed limit of 10 mph, and observing the one-way system. They must be kept in authorised parking spaces only and the roads must not be obstructed.

3.2 Vehicles must be taxed and insured as required by law.

3.3 Disused vehicles must be removed from the Park as quickly as is reasonably possible at the owner’s expense.

3.4 Occupiers of homes that do not have a drive adjacent to the home should require that their visitors do not obstruct any part of the road but instead leave their car in a car park.

3.5 Commercial vehicles are not to be regularly parked within the residential area; those under 1700kgs unladen weight may be permitted with the agreement of the Park Operator.

3.6 Motorhomes and caravans must be parked within the designated storage yard, not on driveways or in general parking spaces. The loading/unloading is only allowed on driveways and other parking areas with permission of the Park Operator and then up to a maximum of 48hrs.

4. Private Garden of the Park Home

4.1 Trees may be planted only with permission from the Park Operator.

4.2 Only trees or shrubs owned by an occupier may be pruned, cut down, or removed.

4.3 Leaves and other natural debris must not be swept from gardens into the Park’s roads. No grass cuttings or other refuse may be dumped on to neighbouring fields and wood. Grass cuttings and other compostable material may only be dumped in the designated garden waste areas at various places on the Park. Only compostable material may be deposited in these areas.

4.4 No fences, sheds, trellis or arches of any description are permitted unless expressly authorised by the Park Operator. No wooden or other flammable objects may be placed in the dear 6m fire gap between homes.

4.5 Greenhouses and the growing of vegetables are not permitted. The only exceptions are mini-greenhouses or cold frames, their location being subject to approval by the Park Operator in order to minimise adverse visual impact from the roadside of the park home.

4.6 No tents are permitted in the garden of any home.

4.7 Rabbits or any other caged animals kept outside of the park home are not permitted.

5. Noise Nuisance

5.1 Musical instruments, televisions, music playing equipment of any description, and other noisy appliances such as tools, garden machinery or similar must not be used to cause nuisance to others, especially between the hours of 8.30pm and 8.00 am. Contractors, that is someone employed by the resident, are not permitted to carry out works to the resident’s home or garden on Sundays or Bank Holidays.

5.2 Occupiers should ensure that visiting children are made aware of the fact that there are no pavements anywhere on the Park and hence of the dangers of playing outside.

5.3. Occupiers should also ensure that visiting children when playing outside do not cause any unnecessary annoyance to other residents of the Park.

6. Offensive Articles

6.1 It is forbidden to carry knives, cap-firing pistols or any other objects likely to cause offence. Guns, air guns, ammunition or catapults are not to be used on the Park. The trapping of animals is generally not permitted, although vermin such as rats and mice may be trapped and disposed of.

7. Household Refuse

7.1 No dustbins for household refuse may be placed on any part of the outside area of the pitch on which the home is situated.

7.2 Normal household refuse may be deposited in the refuse containers supplied at various places around the Park. If the containers are full then no Items of refuse are to be placed alongside the containers.

7.3 The refuse containers should not be used for depositing any large items e.g. discarded furniture, electrical appliances, any hazardous materials.

8. Washing

8.1 Only one rotary washing drying line may be used per home, its location being subject to approval by the Park Operator in order to minimise adverse visual impact from the roadside of the park home. No other types of washing lines or clothes horse are permitted on the pitch.

9. Water Regulations

9.1 Occupiers are required to observe the regulations of the Water Authority, including any hosepipe bans or similar restrictions during drought conditions.

9.2 Waste water from each home shall not be discharged on to the ground but shall run from the home into the main drain as provided.

9.3 Surface water from gutters etc shall not be discharged into the main sewer drain.

9.4 Any leaks on the occupier’s own pipe system must be repaired as soon as possible after discovery.

10. Electrical Conversion/Upgrade Work

10.1 All electrical work must be carried out in compliance with the requirements of the Building regulations, except for non-notifiable or minor works as set out in those regulations. In cases of doubt, the occupier should seek advice from the local authority building control department.

11. Fire Precautions

11.1 It is forbidden for anyone to interfere with fire point appliances that are for use only in case of emergency.

11.2 Gas cylinders for heating must not. be placed inside a home unless in a suitable compartment as prescribed In the relevant British Standard.

11.3 No bonfires may be lit In the garden area of any home. A barbecue is acceptable subject to supervision by an adult.

12. Access to Vacant Plots

12.1 Access to vacant plots is not allowed and building materials and plant must be left undisturbed.

The following rules of occupation are for the good management of the park and the benefit of all who use it. These rules form part of the agreement by which you occupy your pitch. The rules have not been compiled to place unnecessary restrictions on residents, but rather to ensure that they may live peacefully in unspoilt surroundings. We are sure that, provided the rules are acceptable in the right spirit, our park will continue to be a happy community.

1. The Unit

Homes must be kept in sound and clean condition; decoration and external colour must be maintained to the satisfaction of the owners. No external alteration of or addition to the home or pitch is permitted without prior written permission of the owners.

2. The Pitch

Occupiers should maintain the pitch in a tidy condition any gardens, which are not cultivated and kept tidy, will be taken over by the owners and the occupier wilt be charged for the cost of the maintenance thereof. The planting of trees and shrubs is subject to the owners’ prior approval of type and position. To ensure that they do not interfere with the underground services. Trees and shrubs planted on the perimeter may not be cut down, lopped removed or damaged by the occupier in any way as our site licence prohibits.

3. Shed and Porches

Storage sheds, fuel bunkers and porches or other structures are only permitted with approval with the owner and where permitted must be a design and size approved by the owner, and must be maintained in good repair and appearance and not of wood construction. Furthermore, they must comply with the site licence and site safety requirements.

4. Commercial Activities

No commercial enterprise or business activities may take place on the park without prior written permission of the owners.

5. Vacant Pitches

Access is not permitted to vacant pitches, building materials or other plant must be left undisturbed.

6. Statutory Authorities

Occupiers are responsible for ensuring that electrical and gas installations and appliances comply at all times with the requirements of the institute of Electrical Engineers and all other appropriate authorities. Everyone using the park is required to comply with the regulations of the site licence, water authority or any other statutory authority.

7. Refuse

The occupier is responsible for the disposal of all household and garden waste in approved containers through the local authority service. Containers must not be overfilled and must be placed outside for weekly collections. The deposits of refuse of any kind, or un-roadworthy vehicles, on any part of the owners and or adjoining or neighbouring property is strictly prohibited.

8. Nuisance

No occupier shall do or pennit to be done anywhere on the park any act or action which may be or become a nuisance, damage, annoyance or inconvenience to the owners or to the neighbours or occupiers of any mobile home on the park or to any adjoining or neighbouring property and shall not use or permit the home to be used for illegal or immoral purposes. Occupiers will be held responsible at all times for the conduct of their children and grandchildren who shall not be permitted to play around any public buildings, on the car park e>r in the area of the entrance to the park.
Musical instruments, record Players, radio and other appliances and motor vehicles must not be used to cause nuisance to others, especially between the hours of 10.30pm and 8.00am.

9. Pets

Pets are permitted at the owners’ discretion, and must be kept under control and not allowed to despoil the park. Dogs must be on a lead when out of occupiers garden. Under no circumstances are dogs or cats allowed as pets other than those already registered. Existing pets may not be replaces without written permission from the owners. Only one cat/ dog pet home will be permitted in the future. All pet cats must be kept indoors from dawn until dusk.

10. Water electricity

The occupier must not permit wastewater to be discharged onto the ground. The use of hoses is forbidden. The occupier, who will be liable for any loss of water, shall lag all external water pipes against frost.

11. Occupants of the park

The park home may be used by the occupier and members of his permanent household and bona fide guess only, on no occasion shall the number of persons exceed the specified number of berths. No sub-letting is permitted. Lodgers are not permitted. The owners reserve the right to accept semi retired or retired persons over the age of 55 years only when granting consent to sell or assign in situations. No persons under the age of 55 may reside in the park home. The occupier is liable for the conduct of his visitors or licensees.

12. Vehicles

All vehicles must be driven carefully on the park not exceeding the speed limit of 5 mph. Parking is not pe1mitted on the road or grass verges. Occupiers and other permitted entrants bring vehicles on to the park at their own risk. The owners are not obliged to provide parking spaces, but will endeavour to provide one space only per home when required to do so. Vehicles must keep to their authorising parking spaces. Vehicles must be taxed and insured as required by Jaw and in running order. Drivers must hold a current licence and insurance. Disused vehicles must be removed from the park. The prior written approval of the owners must be obtained before parking commercial vehicles. No vehicle overhaul, maintenance and/or repair work is permitted on the park without the express consent of the owners. Motor oils and other fuels of that nature must not be discharged into the drains or on the road or car park. No more than one car is permitted to each borne.

13. Fire precautions

All park homes must be equipped with a fire extinguisher/blanket, which conforms to the requirements of the Fire Officers’ Committee. Gas appliances should be regularly checked by a qualified person, ventilators should not be obstructed Permission will not be granted for any further installations of solid fuel type. No burning or garden/household rubbish at anytime. No bonfires are permitted.

14. Liability and insurance

The owners shall not be liable whatsoever for loss or theft of, or damage or loss to, or theft from, any mobile home or other vehicle or property whatsoever. The owners shall not be liable whatsoever for the loss or theft of any mobile home keys. Further the occupier shall indemnify the owners and keep them indemnified from and against all actions, proceedings and claims by a third party in a respect of all and any loss, damage or liability caused by or arising out of neglect or default or willful act of the occupier or members of his household or guests or visitors.
The occupier also agrees and covenants to insure and keep insured the mobile home and its contents with a member of the British Insurance Association against any loss or damage by fire, storm theft, and tempest and liability to any third party and such other risks. That the owners may from time to time reasonably require them to produce to the owner, on request, the policy of such insurance and such evidence that the owners may reasonably require that the policy is. valid, current and all premiums have been paid.

15. Miscellaneous

Rotary washing lines are to reasonably screened from public view. It is forbidden to carry offensive weapons, or other objects likely to give offence on the park and shall only be kept with a licence from the Police Authority and the written co11sent of the owner, It is forbidden to interfere with or disturb any flora or fauna on the park. The owners must be informed of any tradesmen carrying out work for the occupier on the park before allowing work to commence.

Chalvington Road, Golden Cross, Hailsham BN27 3SS

In these rules ‘the Management’ means Old Mill Park Limited &/or such persons as may be appointed by them to manage the Park, ‘OWNERS’ means the owner of a Boutique Modern “Edge”.
These regulations are designed to ensure the smooth running of the Parks & to enable all persons using the facilities to obtain the maximum benefit from their “Edge”.


1 – GENERAL CONDITIONS

1.1 All users of the Park must observe these Rules & also any By-laws applying to the Park made by the Local Authority.

1.2 No business, profession or trade shall be carried out or conducted from the Park. No “Edge” may be occupied as a Residence, i.e., it may only be used as holiday accommodation.

1.3 No fires may be lit on the park under any circumstances whatsoever.

1.4 The Owner is advised that when using a barbecue he/she must ensure that it does not cause offence to neighbours due to unwanted smells. ALSO the Owner must ensure that the fire is not within 10ft of any building or “Edge” vehicle or within 15ft of a gas container.

1.5 No “Edge” may be used for sleeping more than a reasonable number of persons. The Management shall be the sole judge of what is a reasonable number for each type of unit. Motor vehicles may not be used for sleeping purposes.

1.6 Only two vehicles may be parked alongside or near an “Edge”, any additional vehicles must be parked where indicated by Management. Motor vehicles must not be driven at speeds in excess of 5 mph. Vehicles on the Park require full road tax & insurance cover as it is regarded as being PUBLIC ACCESS. All vehicles must be adequately insured. No commercial vehicle may be parked on the park. Large vehicles e.g., motorhomes, trailers and boats, may be parked at the Management’s discression.

1.7 Dogs must be kept on a lead & exercised off the Park. Any fouling of the grounds must be removed. Dogs must be kept under close control so as not to cause annoyance or nuisance to other occupiers or persons on the Park. Dogs must be removed forthwith if required by the Management. Management reserve the right to require any antisocial dog or dog causing a nuisance to be removed from the park.

1.8 Trees, hedges, shrubs & ditches must not be interfered with under any circumstance.

1.9 Wireless &/or TV apparatus, record/cassette/CD players, or any musical instruments must be used with due & proper regard for the other occupiers of the Park.

1.10 No person may discharge any firearms or airgun or throw or discharge any stone, missile or set fire to any fireworks on the Park.

1.11 Owners must at all times conduct themselves with due regard to the comfort & convenience of other Occupiers of the Park & shall not indulge in indecent or offensive language or conduct. Children should be supervised at all times.

1.12 Owners must comply with reasonable instructions & requests made by the Management with regard to sanitary & other matters, in particular litter & refuse must be disposed of in the Refuse Disposal Point bins. Recycling is carried out on the Park and Owners are requested to separate rubbish/bottles/ paper and plastic. No solid or liquid deposit should be thrown in or allowed to fall in any ditch or hedge adjoining the Park.

1.13 The Management shall not be liable for any loss, damage or theft to or from an “Edge” or a vehicle and will not accept liability for any injury sustained by any person using the leisure facilities provided on the Park.

1.14 For use in case of emergency, a spare key for an “Edge” must be left with the Management.

1.15 If requested the Owner shall afford the Management, the medical health officer or other official authorised by Management facilities for the inspection of the “Edge” and the Plot at all reasonable
times.

1.16 Every “Edge” must have readily available a fire extinguisher of a type & design approved by the Fire Service.

1.17 Your “Edge” must be covered by adequate insurance at the Owners Expense. The Owner will provide Old Mill park Limited with a copy of the insurance certificate. Insurance cover must comply with Clause 4.5 of the Licence Agreement.

1.18 The Management reserve the right to make additions or amendments to these Rules at any time,
such amendments & conditions come into effect immediately they are posted on the Park notice board.

1.19 To comply with the Park licence, “Edge” Owners must have a main residence off the Park and cannot claim residence on the Park.

1.20 The Management would ask that noise be kept to a minimum between 11 pm and 7.30 am.


2 – HEALTH AND SAFETY

2.1 The nearest telephone is at The Old Mill which neighbours the Park.

2.2 In the event of fire: Sound the fire alarm by ringing one of the fire bell located on the park. Please see site map on the park notice board.

2.3 Doctors and other telephone numbers are posted on each notice board at the entrance to each field.

2.4 The nearest Hospitals are:

a) The Eastbourne and District Hospital, King Drive, Eastbourne BN21 2UD. 01323 417400
b) The Lewes Victoria Hospital, Nevill Road, Lewes BN7 1PF which has a Minor Injuries Unit. 01273 474153

2.5 The entrance gate will be closed and locked between the hours of 11.30 pm and 7.00 am. It is the responsibility of all Owners who arrive or leave the Park during those hours to ensure that the gate is locked behind them using their remote control.

Park rules for: Woodland view residential park, Horebeech lane, Horam, EastSussex, TN21 0GH

In these rules:

• ‘”occupier” means anyone who occupies a park home, whether under an agreement to which the mobile homes act 1983 applies or under a tenancy or any other agreement.
• “you” or “your” refers to the homeowner or other occupier of a park home.
• “we” or “our” refers to the park owner.

These rules are in place to ensure acceptable standards are maintained on the
park, which will be of general benefit to occupiers, and to promote and
maintain community cohesion.

They form part of the agreement by which homeowners occupy the pitch in
accordance with the mobile home acts 1983, as amended.

With one exception the rules also apply to any occupiers of park homes who
rent their home. The only rule which does not apply to occupiers who rent
their home is rule 27 about the colour of the exterior of the home, as someone
renting their home would not he responsible for the exterior maintenance.

None of these rules is to have retrospective effect. Accordingly:

  • They are to apply only from the date on which they take effect which is
  • No occupier who is in occupation on that date will be treated as being in
    breach due to circumstances which were in existence before that date.

Condition of the pitch

1. For reasons of ventilation and safety you must keep the underneath of your home clear and not use it as a storage place.

2. You must not erect fenced or other means of enclosure unless they are open fences no more than 4ft 6in high and you have obtained our approval in writing (which will not be unreasonably withheld or delayed). You must position fences and any other means of enclosure so as to comply with the parks site licence conditions and fire safety requirements.

3. You must not have external fires including incinerators.

4. You must not keep inflammable substances on the park except in quantities reasonable for domestic use.

5. You must not keep explosive substances on the park.

Storage

6. You must not have more than one storage shed on the pitch. Where you source the shed yourself the design, standard and size of the shed must be approved by in writing (approval will not be withheld or delayed unreasonably). You must position the shed as to comply with the parks site licence and fire safety requirements. The footprint of the shed should not exceed 6ft x 8ft.

7. You must not have any storage receptacle on the pitch other than the shed mentioned in rule 6 and any receptacle for the storage of domestic waste pending collection by the local authority.

8. You must ensure that any shed or other structure erected in the separation space between park homes is of non-combustible construction and positioned as to comply with the parks site licence conditions and fire safety requirements. The separation space is the space between your park home and your neighbouring home.

Refuse

9. You are responsible for the disposal of all household, recyclable and garden waste in approved containers through the local authority service. You must not overfill containers and must place them in the approved position for the local authority collections.

10. You must not deposit any waste or rubbish other than in the local authority approved containers on any part of the park (including and individual pitch).

Age of occupants

12. No person under the age of 50 years may reside in a park home, (with the exception of the park owner and their family, the park warden etc).

Noise nuisance

13. You must not use musical instruments, all forms of recorded music players, radios and other similar appliances and motor vehicles so as to cause nuisance to other occupiers, especially between the hours of 10:30pm and 8:00am.

14. You must not keep any pet or animal at the park home or on the pitch except those which are housed in a cage, aquarium or similar and remain at all times within your home.

Additional/ Optional pet rules

15. A new homeowner may come onto the park with not more than one dog or cat (other than a dog of any of the breeds subject to the dangerous dogs act 1991) which they already own and may keep for as long as they wish but they shall not be permitted to replace the pet or acquire another pet. You must keep any dog on a leash not exceeding 1m in length and must not let it to despoil the park.

16. Nothing in rule 14 of these park rules prevents you from keeping an assistance dog if this is required to support your disability and assistance dogs UK or any successor body has issued you with an identification book or any other appropriate evidence.

Dog owning residents are reminded that no dog shall a nuisance by barking for long periods, left alone for long periods or running loose on the park etc. and being a nuisance to other residents. If a dog becomes a nuisance you could be asked to remove it from the park.

Water

17. Where water is not separately metered at the park home or not separately charged you must not use hoses, except in case of fire.

18. You must only use fire hoses in case of tire.

19. You must protect all external water pipes from potential frost damage.

Vehicles and parking

20. You must drive all vehicles on the park carefully and within the displayed speed limit.

21. You must not park on the roads or grass verges.

22. Other than for delivering goods and services. you must not park or allow parking of commercial vehicles of any sort on the park. Including:

  • light commercial or light goods vehicles as described in the vehicle taxation legislation and
  • Vehicles intended for domestic use but derived from or adapted from a commercial vehicle

(with the exception of commercial vehicles operated by the park owner and their family, the park warden etc).

(similar parking rules could be applied to other sorts of vehicles such as motor homes, touring caravans etc)

(b) works which involve the removal of oil or other fuels.

Weapons

26. You must not use and display guns, firearms and offensive weapons (including crossbows) on the park and you may only keep them on the pitch or in your home if you hold the appropriate licence and they are securely stored in accordance with that licence.

  • You must not use the park home, the pitch or the park (or any part of the park) for any business purpose, and you must not use the park home or the pitch for the storage of stock, plant, machinery or equipment used or last used for any business purpose. However you are at liberty to work individually from home by carrying out any office work of a type which does not create a nuisance to other occupiers and does not involve other staff, other workers, customers or members of the public calling at the park home or the park.

4. Site Licence

  • You must comply with the conditions of the Site Licence issued by Wealden District Council. A full copy can be found in your Park Home sales pack. A copy can be requested from our head office owners@osborngroup.co.uk 01825 732617. A copy can also be found on the park notice board.
  • Pitch numbers must remain visible.

5. Permitted number of occupiers

  • Your Park Home may not be used for sleeping a number of persons greater than the ‘maximum sleeping capacity’ stipulated in your Written Statement; if no number is stipulated then it may not be used for sleeping a number of persons greater than the number for which it was designed.

6. Visitors to the Park Home

  • It is your responsibility to ensure that your visitors and occupiers of your Park Home adhere to the park rules and site licence conditions. You should ensure that any contractor you instruct to carry out work to the park home or the pitch is adequately insured and suitably qualified to do so.
  • If external contractors are to be employed to carry out work to the Park Home or the pitch, you must give us written notice at least seven days before the contractors start work (or in the case of an emergency as much notice as possible) and ensure all contractors employed by you provide us with the relevant documentation so that we can check their insurance and competence in order to maintain a safe environment on the park.

7. Condition of the Park Home

  • You must not depart from the original colour and exterior finish of the Park Home.
  • The Park Home must be maintained in a state capable of movement but for purposes of safety may not be moved off the pitch without our prior consent in writing which will not be unreasonably withheld.
  • You must not display or otherwise erect signs on the pitch.
  • The underneath of the park home must be kept absolutely clear and not used for storage space.
  • You must not permit waste water to be discharged onto the ground.
  • Garden ornaments such as gnomes / statues / water features are strictly prohibited at the front of your Park Home and pitch, they can however be situated to the rear of your Park Home provided they cannot be seen from the communal areas of the park. Ornaments must not block or hinder escape routes. There are no restrictions on floral displays.

8. Building and ground works

  • Sheds, lean-tos, and similar structures are not permitted on the pitch.
  • If you wish to add any other external structures to the Park Home such as a veranda or balcony you must first produce plans of what is proposed and obtain our written consent to do the work. All work proposed must comply with the Park’s site licence conditions and fire safety requirements. You may need to obtain planning permission before commencing works and we may attach reasonable conditions such as requiring an inspection at intervals during the course of construction. Our permission will not be unreasonably withheld.
  • You must not install slabs / paving / tarmac or any hard surface without first obtaining written permission from us. Our permission will not be unreasonably withheld. The position of any TV aerials or satellite dishes is subject to our express written consent. Our permission will not be unreasonably withheld.

9. Security of your park home

  • You are solely responsible for securing the Park Home and must ensure that the Park Home and its contents are adequately insured.
  • Alarms must be of the silent, monitored type and audible alarms are not permitted.

10. Utility installations

  • The drainage system at Golden Cross Park is via a treatment plant not mains drainage. You must not introduce any foreign items into the drainage system including cleaning cloths, babies’ nappies, sanitary towels, condoms, cooking fat, engine oil, grease or paint.

11. Tents

  • No tent is permitted on the park.

12. Enclosure of pitches

  • We do not permit the erection of fences or any means of enclosure of a park home or pitch.

13. Trees and shrubs

  • You must not cut any trees or hedges at the park. If you find any tree or hedge a nuisance or unsatisfactory, please take the matter up with us.
  • You must not, without our prior written consent, plant any tree or shrub on the pitch or the park.

14. Digging

  • You must not dig any hole in the ground at the park without first obtaining our written consent. That is because it is necessary to check whether you might inadvertently interfere with park infrastructure running underneath the pitch.

15. Washing

  • Washing lines may be of the rotary type or the window-sill type only and must be removed and stored out of slight immediately after each use. They must be kept screened from public view as much as possible during use.

16. Refuse

  • Refuse must not be left or deposited outside your Park Home. Please use the refuse bins provided so as to comply with the Site Licence conditions. Recycling points are available on the park and you should use these facilities where appropriate. The nearest recycling depot is in the south eastern outskirts of Hailsham, off station road, BN27 2BY.

17. Vehicles

  • We only accept road legal cars onto the park for the purpose of access to the Park Home only and they must not be used to drive around the park.
  • Vehicles must not obstruct any door to the park home or fire escapes.
  • Speed must be kept to an absolute minimum and pedestrians and cyclists must be given priority. You must adhere strictly to all speed limits displayed at the park.
  • Other than for the delivery of goods and services, commercial vehicles are not permitted on the park. With the exception of commercial vehicles operated by the Park Owner and Park Warden.
  • You must not park motor homes or touring caravans anywhere on the park.
  • Quad bikes, trials bikes and electric scooters are not permitted on the park. However, mobility scooters are permitted.
  • Not more than one vehicle per allocated parking space may be parked at the Park Home. Parking on the grass and roadsides is NOT permitted. · Driving on the park is restricted to the park roads.
  • Disused or unroadworthy vehicles must not be kept anywhere on the park. We reserve the right to remove any vehicle which is apparently abandoned.
  • You must not carry out the following works or repairs on the park:
  • major vehicles repairs involving dismantling of part(s) of the engine
  • works which involve the removal of oil or other fuels.
  • All drivers of vehicles on the park must hold a current driving licence and be insured for the category of vehicle driven.
  • You are not permitted to give anyone driving lessons at the park and we do not permit learner drivers to drive on the park.
  • Washing cars with a hosepipe is not permitted.
  • All accessories and items towed by vehicles (such as towed boats and jet skis) are not permitted on the park.

18. Behaviour

  • You must act in a courteous and considerate manner towards anyone visiting, using or working on Park Homes or the park including us, our staff, other customers of ours and occupiers of Park Homes and accommodation at the park.
  • Please supervise visiting children, properly so that they are not a nuisance or danger to themselves or others.
    Please observe and take all reasonable steps to ensure that all people who visit the Park Home (including in each case children in their party) adopt the following standards of behaviour. You must not:
    – Commit any acts of vandalism or nuisance – use fireworks – keep or carry any firearm or weapon at the park – use any unlawful drugs – permit anyone who is to your knowledge on the Sex Offenders Register compiled under Sex Offenders Act 1997 to use or visit the Park Home.
  • Please respect the privacy of other Park Home owners and keep noise to a minimum between the hours of 10PM and 8AM with absolute quiet between 12 midnight and 8AM.

Starglade Park Homes

The following rules of occupation are for the good management of Mobile Home Parks and the benefit of all who use them. Where Agreements for the occupation of Mobile Home pitches are entered into, these rules form part of the Agreement.

  1. Only Mobile Homes of proprietary manufacture which conform to the definitions contained in the Caravan Sites and Control of Development Act 1960, the Caravan Sites Act 1968 and the Mobile Home Act 1983 are accepted.
  2. Mobile Homes must be kept in sound and clean condition, decoration and external colour must be maintained to the satisfaction of the Site Owner. Wheels must not be removed, nor the Mobile Home repositioned without permission. No external alteration of or addition to the Mobile Home or pitch is permitted without the prior approval of the Site Owner.
  3. The Occupier is responsible for the cleanliness of the Pitch which must be kept clean and tidy at all times. Also the area underneath the Mobile Home must be kept clear.
  4. The Mobile Home may be used by the Occupier and members of his permanent household and bona fide guests only (and in any event for the occupation of such number of persons as shall not exceed the specified number of berths). No subletting or renting is permitted by the occupier.
  5. Occupiers are responsible for ensuring that electrical and gas installations and appliances comply at all times with the requirements of the institution of Electrical Engineers and/ or other appropriate Authorities.
  6. The Occupier must not permit waste water from sinks/toilets or appliances to be discharged onto the ground. Where water is not separately metered or rated the use of hoses is restricted to a minimum except in the case of fire. Those unable to lift buckets or watering cans may use a hose for watering etc. The items listed on the last page of this document must not be put into the drainage system as they will cause blockages and pumping station failures.
  7. The Occupier is responsible that all household refuse is deposited in approved containers which must not be overfilled and all cardboard must be flattened. No rubbish of any kind is to be left on the floor or anywhere in the recycling compound other than in the approved container.
  8. Musical instruments, record players, radios, TVs, other appliances and motor vehicles must not be used to cause nuisance to other residents, especially between the hours of 10.30 p.m. and 8 a.m.
  9. All vehicles must be driven carefully on the park not exceeding the speed limit of FIVE M.P.H. using the one way system. Vehicles must keep to authorised parking spaces and to the roads, which must not be obstructed. Vehicles must be taxed and insured as required by law and drivers must hold a current driving license and insurance. Disused vehicles must be removed from the park. The prior written approval of the Site Owner must be obtained before parking commercial vehicles. Vehicles parked on site must be provided with hard standing by the Resident vehicle owner. Visitor parking must not be used as permanent spaces for resident’s 2nd vehicles without written permission from the Site Owner.
  10. Storage sheds, fuel bunkers or other structures are only permitted with the approval of the Site Owner and where permitted must be of a design and size approved by the Site Owner and constructed of a non-combustible material.
  11. Private gardens where permitted, must be kept neat and tidy. The planting of trees and shrubs is subject to the Site Owner’s prior approval of types and position. Trees and shrubs may not be cut down, removed or damaged and gardens will be left intact when the Occupier vacates the pitch.
  12. Washing lines are to be reasonably screened from public view, wherever possible.
  13. Pets, where permitted at the Site Owner’s discretion, must be kept under proper control and not allowed to foul any areas of the Park. Where any pets foul on any area of the park including another resident’s pitch it is the duty of the pet owner to clear it up immediately. Dogs must be kept on short leashes at all times to ensure they are under the owner’s control. In the interest of quiet enjoyment of the park persistent barking of dogs may result in permission for them to reside on the park being revoked. Permission for new pets and for existing pets of new residents must be obtained from the park owner prior to their arrival on the park.
  14. The Occupier is responsible for the conduct of visiting children in his/ her custody and of visitors. No children are to reside on the park.
  15. It is forbidden to carry offensive weapons, or other objects likely to cause offence on the park, or to interfere with or disturb any flora or fauna on the park.
  16. Everyone using the park is required to comply with the regulations of the Site License which is displayed on the information board, water authority or any other Statutory Authority.
  17. Access is not permitted to vacant pitches. Building materials or other plant must be left undisturbed.
  18. No commercial enterprise or business activities may take place on the Park without the prior permission of the Site Owner.
  19. Only 1 for sale board may be displayed by residents with homes for sale.
  20. The park is for residents aged 45 & over. Nobody under 45 can have permanent residency.
  21. Motorhomes, caravans and commercial vehicles may not be permanently kept on the park. They may be parked on private parking spaces for a reasonable length of time for loading and unloading between use.
  22. Where there are coded entrance gates to the park residents must not give the code to visitors or tradesmen. The telephone entry system is to be used for all non-residents entry. Emergency services may be given the code during the 999 call to avoid delayed arrival to the emergency.
  23. Small caged feeders are permitted, larger open style bird feeders are not permitted due to them encouraging larger breeds of birds at early hours and various other vermin such as rats, which cause both nuisance and health and safety issues. Leaving out any other food for animals is not permitted for health and safety reasons.
  24. Under no circumstances will the site owner make good or accept responsibility or liability in respect of damage, theft or loss of any vehicle or other property, in the mobile home or left on any other area of the park by the occupier or their family or guests. Occupiers are responsible for insuring their homes and providing evidence of this at every annual RPI review.
  25. All Pitch Fees are to be paid by monthly standing order, all utilities must be paid within 14 days of the receipt of the monthly bill.
  26. All homes may be sold or gifted using the forms under the terms of the Mobile Homes Act 2013.

The following items must not be put into the drainage system regardless of whether there is a pumping station on the park. These items cause major blockages and damage to the drainage system and  it is only apparent there is a blockage when the sewage starts to back up into homes.

  • Cooking fats, oils or grease from cars or lawnmowers
  • Coffee grinds
  • Egg shells
  • Produce stickers
  • Chunks of garbage
  • Feminine hygiene products
  • Baby wipes and similar cleansing wipes
  • Paper towels
  • Flushable cat litter
  • Rags
  • Condoms
  • Motor oil, transmission fluids, anti-freeze or other toxic chemicals
  • Solvents, paints, turpentine, nail polish, polish remover
  • Flammable or explosive substances
  • Corrosive substances that are either acidic or caustic
  • Prescription and over-the-counter medications
